Economics graduate turning raw housing and economic data into empirical research that shapes decisions, from peer-reviewed papers to national housing policy.

Peer-reviewed and institutional econometric investigations spanning household demography and urban residential housing markets.
This preliminary study used questionnaire data from Malaysian families and regression analysis to examine family size decisions and investment in children’s education, health and development. It found no statistically significant relationship between child quality and child quantity in the sample. Investment in child quality was associated with household income, health expenditure and family planning satisfaction, while child quantity was associated with parental age. Parents also identified financial stability, access to education and healthcare, and personal readiness as considerations in family size decisions. The findings highlight the importance of context-specific family policies.
My contribution:
Using salary and rental price data, this article examines whether renting in Kuala Lumpur is affordable, amid a housing supply trend towards condominiums and serviced apartments. Applying the Housing Cost Burden (HCB) benchmark of no more than 30% of household income spent on housing, it finds that an individual earning an average salary is likely to struggle to rent affordably. The article argues that housing policy should support affordable renting alongside home ownership, making both viable housing options.
My contribution:
Contributing quantitative research and institutional analysis to national housing policy.
Contributed as part of the core Khazanah Research Institute team to the National Housing Policy 2026-2035, a joint initiative by the Ministry of Housing and Local Government (KPKT), IIUM Consultancy & Innovation Sdn Bhd (ICISB), and KRI.
The research highlighted severe rental market fragmentation, unprotected tenant rights, and the structural absence of a unified national rental database. This work contributed to research informing the policy's recommendations for the enactment of a Residential Tenancy Act and a real-time national rental monitoring framework.
